Selling Your Home

Champlain Valley Properties represents both buyers and sellers. If you are thinking about selling your home, the information below will walk you through the process, give a few hints on preparing your home for sale, and tell you what our company can do for you if you decide to list your home with us.

Listing your home:

1) Have a real estate agent walk through your house with you. After this initial walk-through they will write up a Comparative Market Analysis (CMA). This appraisal will take into account the features of your home, similar houses which have sold in the area, and the state of the current housing market.

2) This CMA will give the price range into which the agent thinks your home will sell. You will then decide where in this price range you will want to list your home.

3) If you decide to list your home with this agent you will sign a Listing Agreement. This agreement will set out the conditions under which your home will be sold.

4) With Champlain Valley Properties your house will be listed with the Multiple Listing Service (MLS). This means that most of the agents in the area will have access to your home. This greatly increases the exposure your home will receive.

If you choose to list your house with RE/MAX Champlain Valley Properties, your home will be:
1) Advertised in the local media and other publications
2) Featured on our website
3) Listed on www.realtor.com, the #1 most utilized real estate website on the internet. Your property is also listed on www.remax.com, www.homesandland.com, www.homes.com and www.midvthomes.com/www.middleburyrealestate.com both of which link to our company website. Additionally, sites like Homes and Land and RE/MAX link our listings to over 20 internet partners like Yahoo Real Estate, Zillow.com, Trulia.com, NY Times, Real Estate Journal.com, boston.com, HomeGain, Frontdoor, and many more.
4) Included in an open house tour for other Real Estate agents in the area so they will be familiar with your home.
